Blueprint Reading Essentials for Roof Quotes

Identify Floor and Roof Plans: Review the floor and roof plans to understand the roof type and the total square footage of the project. For multi-story buildings, make sure to include the combined square footage of all roof levels.

Calculate Total Square Footage:

Determine the building’s total square footage. For example, if the square footage is 2030.8, break the structure into smaller squares to simplify the calculations. Once you have the total square footage, check for any areas where trusses will span 16’ or less.

For instance, a back bump-out of 6×11 would add 66 sq. ft. to the “Areas with 16’ or Less.”

Note that spans over 16’ typically require two builders, while spans 16’ or less may only require one.

Don’t forget to include cantilever areas in your total square footage.

Determine Heel Height and Pitch: Check the cross-sections or notes on the plan for heel height and pitch.

If unspecified, use the details provided by the client. For example, if a 7” heel height is requested, use that in your calculations.

Identify Trusses Over 48’ and Storage Areas:

If any trusses are over 48’ or designated as storage trusses, calculate the percentage of the building requiring trusses over this span (excluding overhangs). Also, take note of specific features like spread webs in the garage.

Review Roof Upgrades:

Assess any roof upgrades (e.g., vaulted ceilings or attic rooms). These add complexity and cost, much like adding features to a vehicle. For instance, this project includes vaulted areas in the Kitchen, Dinette, and Living Room, with the inside ridgeline indicated by a hash line.

To calculate vaulted square footage, multiply the span of the full-size scissor truss by the length of the vaulted area.

Identify Roof Add-Ons:

Note any additional roof elements, such as valley sets, girders, or structural ends.
